With resident portals for seamless online payments and maintenance requests, plus a 24-hour emergency maintenance hotline, your needs are always met. Available Early July: Unit #307 is the largest unit in the building and it is a stunning 3-bedroom apartment (two traditional bedrooms and one lofted bedroom) on the third floor boasting soaring ceilings, arched windows, hardwood flooring (to be updated before the lease start), an enormous open kitchen and living room, and a den for additional living space. Lease Terms: Generally, 1st month, 12th month, and 1 month security deposit due at, or prior to, lease signing. Other terms may be required by Landlord. $55 application fee per applicant. Pets are conditional on owner's approval and may require an additional fee, if accepted. (Generally, $500/dog and $250/cat). 2 pet maximum allowance. Tenants responsible for: cable/internet, monthly flat water fee ($90 for 2BD) and monthly flat electric HVAC fee ($60 for 2BD). Landlord Requirements: Applicants to make *3x the rent in monthly gross income*, 2 paystubs, tax return must be submitted with all rental applications, credit history to be considered (i.e. no active collections), no evictions within the past 4 years, and must have a verifiable rental history with on-time rental payments. Exceptions to this criteria may exist under the law and will be considered.
