The property is being sold to settle an estate. The seller will not make any repairs. Buyer is responsible for all municipality inspections. All cash offers will require proof of funds. All agreements must include the following clauses. 1. Buyer acknowledges and agrees, not withstanding any contingency contained herein or contrary paragraph, that the Property is being sold, including its contents, in its "As Is, Where Is" condition and Buyer accepts the condition of the property without requesting any repairs or offsets to the purchase 2. Buyer agrees that this Agreement of Sale is subject to Approval by the Montgomery County Court of Common Pleas, Orphan's Court Division. Sellers agrees to file as soon as possible a Petition with the Court to Sell the Property Free and Clear of any liens and encumbrances, including any mortgages. 3. The Parties agree that closing will take place on the 31st day after the Court enters an Order and Decree approving the sale of the property free and clear of any liens and encumbrances. 4. Buyer acknowledges that the property is subject to a mortgage foreclosure for an estate assets that necessitates the need for the Court to approve this Agreement and Sale. Property is in need if a complete renovation. Agreement of sale to be submitted to the listing agent by noon January 2, 2026 .
