Carriage House

This fully renovated, authentic 1911 stone carriage house was originally built to serve Bolingbroke mansion in Radnor Township. It sits in one of the Main Line's most desirable neighborhoods and is accessible to transportation, schools and the shops and restaurants of downtown Wayne. The home was designed by architect Ann Ledger as a personal residence and every effort was made to preserve and enhance the authentic character of the original building. All interior walls, finishes, windows and doors were removed leaving only the original stone walls, roof framing and floor framing. A new cedar roof with copper flashing and beveled cedar siding were added. Much of the exterior detail was restored and used as the example for all that was added. Custom millwork, handmade hardware, light fixtures and cabinetry were locally sourced. The interior layout was completely redesigned and all new framing, insulation and mechanical systems were installed. White oak quarter sawn floors run throughout the house. The entire first floor and all bathrooms have radiant heated floors. The Great Room/Kitchen occupies the original carriage bay and features a new masonry wood burning fireplace with a wood paneled mantel, a flagstone hearth and Pennsylvania black slate surround. The open kitchen has custom cabinetry with an island featuring an inlaid wood counter. Top of the line appliances include a Wolf cook top, SubZero Refrigerator, Bosch dishwasher and Kitchen Aid double ovens. New French Doors at the original carriage entrance lead to a flagstone covered porch from the Great Room. The study has custom bookshelves, outside access to original arched side porch and refurbished "angel" fountain. The powder room has glazed walls, granite topped vanity and a hidden tiled shower behind a sliding barn door. The home is elevator ready for a two-stop car. From the two car garage you enter into a mudroom area with a decorative utility sink, large closet area with shelving and access to a work room/potting shed with access to the backyard through large double doors. The second floor has a master bedroom with 2 walk-in closets and a bath with a footed tub, granite topped vanity and subway tiled shower. There are two additional bedrooms, a hall bath, laundry room, many large closet areas and a cozy attic studio room. The attention to history is only enhanced by the modern, highly efficient systems for today's comfortable living.
